Welcome to the Pherson's Kellan estates Housing Policy

At the Pherson's Kellan Estates, we strive to create a safe, comfortable, and respectful living environment for all our residents. By renting an apartment with us, you agree to adhere to the guidelines outlined below. Please take a moment to familiarize yourself with our housing policies.

General Terms

  • Lease Agreement: All tenants must sign a lease agreement detailing the terms of residency, including rent payments and responsibilities.

  • Occupancy Limits: Apartments have an occupancy limit of 5 people per 3 bedroom.

  • Age Requirements: Residents must be at least 18 years old, with minors allowed when accompanied by legal guardians.

Rent & Payments

  • Rent Payment: Rent is due on the 1st of each month. Payments can be made through Turbo Tenant, cashier check, Zelle or cash .

  • Late Fees: A late fee will apply if rent is not paid within 9 days after the due date.

  • Returned Payments: A fee will be charged for any returned payments.

Maintenance

  • Resident Responsibilities: Residents are responsible for maintaining their apartment’s cleanliness and reporting any maintenance issues promptly.

  • Maintenance Requests: Non-emergency issues should be reported via business whats app account and business email address. Emergencies should be addressed immediately.

  • Alterations: No alterations (e.g., painting or remodeling) may be made without prior written approval.

Community Guidelines

  • Noise: Quiet hours are from 10:00 PM to 8:00 AM. Please keep noise levels down to ensure everyone’s comfort.

  • Guests: Guests are welcome but must be registered with management for stays longer than 15 consecutive nights.

  • Smoking: Smoking is not allowed on the property, only in the designated area provided which is the backyard.

Safety & Security

  • Security: The Phersons Kellan estates is equipped with security cameras site 24/7, 7 days a week for your safety. Please ensure doors and windows are locked when not in use.

  • Fire Safety: Do not block fire exits or tamper with smoke detectors. Participate in scheduled fire drills.

Pets

  • Pet Policy: No pets are allowed unless approved by the owner, with guidelines, and the signed pet policy agreement and fees/terms are met.

Parking

  • Assigned Parking: Residents will be assigned parking spaces. Guest parking is available on the street parking.

  • Resident Parking: Assigned with owner discretion within policy and guidelines.

Trash & Recycling

  • Trash Disposal: Use designated bins for trash. Large items should not be disposed of improperly.

  • Recycling: Recycling is mandatory and bins are provided for this purpose. Please ensure the items being disposed of meet the recycling criteria.

Lease Termination & Renewal

  • Notice: To terminate your lease after 12 months provide written notice 30 days prior to the lease's expiration.

  • Renewals: Renewal options will be provided 30 days before your lease ends.

Violations

Failure to follow these guidelines may result in a warning, fine, or eviction, depending on the severity of the violation.
