The Pherson's Kellan Application

Please read our application criteria and community policies below. An application must be submitted by every adult who will live in the apartment.

APPLICATION AND MOVE IN FEES

Screening Fee: $50.00 (non-refundable) for each adult 18 and over who will be living in the apartment.
Non-Refundable Deposit: Once your application is approved, you will need to provide payment equal to your first month’s rent and security deposit.

At lease signing you will need to provide the following:

  • Security Deposit (1-2 months of rent)

  • Non-Refundable Pet Fees (if applicable)

  • Proof of Renter’s Insurance

Payment may be made in any of the following forms: Visa, Master Card, Discover, American Express, Money Order or Certified Check. (Please note: there may be an additional charge to use a credit or debit card.)

RESIDENT SELECTION CRITERIA

Income: Each occupant over the age of 18 is required to complete an application. Each applicant must demonstrate an approval income guidline. There is a minimum income of 2 times the annual rent to qualify.

Credit: A credit history depicting any of the following may be grounds for denial:
a. Unpaid liens or judgments.
b. Bankruptcy, unless applicant can provide verification that positive credit has been reestablished and maintained after three years of discharge.
c. A statistically validated scoring model is used to measure each applicants risk in terms of paying their monthly rent. The model takes into consideration many aspects of an applicant’s credit history and income to determine the amount of risk for that particular applicant. Management has set specific decision points within the models score range for The Pherson's Kellan Estates. An applicant may be approved or denied based on the application process findings to the required guidelines.

Rental History: Applicant must demonstrate a minimum of two (2) years rental or ownership history if applicable. History of a poor payment record, destructive or abusive behavior or poor housekeeping practices will be grounds for denial.

Criminal: A criminal background check will be run on all approved applications. Any conviction of a crime may result in the application being denied.

Occupancy: There is a maximum occupancy limit on each type of apartment.
One-Bedroom : 3 Occupants

Two-Bedroom : 4 Occupants

Three-Bedroom : 5 Occupants

VERIFICATION DOCUMENTS

Every applicant will be required to submit the following documentation on the application:

1. Copy of Photo Identification for applicants and any person on the lease over 18 years of age (for each applicant)
2. Copy of Social Security Card and all parties on the lease (for each applicant)
3. Proof of Income (W2, four weeks of paystubs, and employment verification
4. Landlord Verification
5. Completed Application is required.

LEASE POLICIES

Lease Term: 12 Month Leases

Month to Month: Upon first renewal: Resident may sign a ‘MTM’ addendum with changes to monthly payment.

Pet Fee: See discretion with owner and pet policy for fee's rules and regulation.

Residents are responsible for all utilities.
